The last week of March is upon us, I just hope it goes out like a Lamb. This market has been like the Lion, and it shows no sign of changing soon. I know you understand what I mean.
I know that our agents are seeing a lot of creative business tactics happening out there right now, but I want to caution you about some that I have seen. Not to give anyone ideas because some of what I’m going to tell you is unethical. I have seen, and it’s true that some agents are forming a collusion between each other that would be borderline criminal. This is how it looks. Buyers’ agent tells the listing agent, “If you get my contract accepted, I’ll give you 1% of my commission”. Some may think that’s Ok, but rest assured it’s not. Now, if you want to give some back to the seller to strengthen your offer and give the seller a higher net from the sale, I’m OK with that. Just make sure that it’s totally disclosed to all parties and you get that in writing. I don’t think it’s necessary but at times it could make the difference. I never feel like you should give away your hard-earned commission, and in this market it’s hard earned.
One of our agents shared with me how they handle multiple offers. When an offer comes in the agent will figure the net proceeds to the seller from each offer. It helps them decide which one really is the best offer. The main thing you want to be sure of is accuracy of the numbers. I promise that whatever the numbers are that you share, the seller WILL remember them at closing. Be as accurate as you can, and then tell them that the numbers are a close estimate. It will make you look like a Rockstar.
One last item for the week. I went to great training about networking on Thursday. It was at the board and was presented by Chris Nichols, past UAR President. The program was awesome, and I learned a lot from it. The event was organized by the Women’s Council of Realtors. Yes, I’m a member. Because I believe we should support good leadership and programs in our business. Networking is one of the important keys to our business and joining the WCR is one way to achieve that. Check it out and judge for yourself. Oh, and they are a fun group of people.
