Think Safety

I want to address safety and our office code word. The code word for the St. George's office is “Temple”.

May has arrived and it’s already Mother’s Day this Sunday. It could be a good time to reach out to your clients, for Mother’s Day wishes. Never a bad time to touch base with clients, and they always appreciate it.

A few important items I want to go over this week so let us start. I want to address safety and our office code word. The code word for the St. George's office is “Temple”. If for any reason you feel uneasy or feel like you’re in danger you can call the office and ask questions and reference the Temple. “I’m near the Temple and need direction for the listing that’s near the Temple”. Or some other way to use the word in a sentence but make sure you do more than once if you can. The ladies up front will start the wheels in motion by calling the Police. Stay on the line telling them where you’re at and keep the car moving as if you’re looking for the listing. If you can’t call, the next best thing to do is drive to a busy place, like a store parking lot or busy gas station using a good excuse. I need to go to the bathroom or need a drink, anything that could get you out of the car. Then call the Police and stay away for the person. Now you may think it would never happen but as soon as you feel that way and let your guard down you become a target. Around 100 to 150 agents a year are robbed, raped, or killed in the US. It might surprise you to find out that it’s about 50/50 split between Women and Men who are victims. If you have a Concealed Carry Permit, then carry and be ready. During my career in Real Estate, I have had one of our agents have a gun pulled on them. We have had people come into the office wanting an agent to take them out right then to see a house late in the day. The agent said no wait till tomorrow so we can get things in order to show homes. The next morning, we saw his photo in the arrest section of the paper. What was he arrested for? Car theft and assault. Now I understand that our office in Richfield and Lehi will need to use different words but PLEASE put something in place. Just think of the people that travel I-15 and I-70 everyday, not all are good people, and some are looking for a target. Be sure it’s not you. Trust your gut and think safety all the time.

Next item is the Seller's Property Condition Disclosure form. This is a required document for our files. I know that sometimes people have inherited the property and really don’t know anything about it. What do you do then? Have the seller or executor of the estate fill them out. Now I’m sure that you see right at the top of the form, it asks if the seller has ever lived in the home? If not, then mark the right box and then write across every page “Have no knowledge”. Do not let them out of it. The other item about SPCD is DocuSign. At the top of the form, it states “Seller must fill the form out NOT THE AGENT”. So, if the form has been DocuSign how did the seller fill it out and sign it with DocuSign? Now I know it is possible, but I don’t know how to do that, and many others don’t either, but I see more and more SPCD being DocuSign. Please do not fill them out for the client and DocuSign it. Too much room for a Lawsuit if you do, and it is against the rules. Last item. I will be out of the office starting Wed the 12th and will return on Monday the 24th. I’m on Vacation for that time and will be in a different time zone, so if you need to call, please call me on Hawaiian time. If I haven’t lost my phone, I’ll answer. Happy Mother’s Day.
