One of the Best in the State

Happy Friday Red Rock Agents,

I know that it has been a few weeks since broker bits. I have been out of town enjoying life. The HOT part of the year starts next week, with temps over 100*.  Be ready with some cool water for your clients; most of them will not be ready for hot weather. It is a dry heat, right.

Only a few items I would like to go over this week. I still see errors on the ERS. I see that the brokerage fee is filled in at 3% then the BOC is 3%. I want to remind you that the brokerage fee should be 6% or a little lower. The first line you fill out is the TOTAL COMMISSION the seller has agreed to pay. If you only have 3% and then you offer3% BOC, you have just signed yourself up to work for free. Now I understand that the seller should know that the two lines equal the total but that is not the way it reads in the contract. Trust me some seller will eventually catch that error and it will hurt you right in the wallet. How do I know that you ask? Early in my career I paid tuition on a listing I took at 3% because I thought that was the way to do it. I did not have good instruction from my broker at the time, and I did a deal for free. That is part of the reason I remind you often about this error. Please read the agreement, it might surprise you with what you thought it was and what it is.

I went to Richfield yesterday to teach a class to our new agents in our branch brokerage there. I want to tell all of you that the agents we have there are top shelf. Not only are they great agents, but they are also all great people. Not that it was ever in question. I find it interesting that good people are drawn to good companies. We are fortunate to have great people that are also great agents in a great company. I find it makes the work environment so much better. You can feel confident in referring any client you have to any of the Central Office or our Northern Office agents. Rest assured that your client will be well taken care of.
