I feel like Spring is here to stay. I have found over my many years of life. That the change of Season, Spring and Fall brings out undo stress, and odd issues for a lot of people. Please keep that in your mind as you work with clients. I know that sounds weird, but I swear it’s true, at least I hope it’s not just me. LOL
I had a great time teaching a class on Addendums in Orem yesterday, a lot of good agents attended. I want to remind all agents that we have over 70 different addendums to use in our business. I know most of them very well, but I have a few head scratchers in the mix. One I have had a difficult time with is the new Appraisal Addendum. I even talked with an appraiser to get some help. The one thing I didn’t do is watch the explanation form the UAR. I will do that and become more educated on it.
I saw an oldie but goodie this week. It was an addendum coming from a newer agent. It was very wordy and had over explanation of what the terms the buyer wanted. It was accepted and the deal was moving forward when suddenly, the lender had an issue with the addendum, or just part of it. The lender told the agent that the addendum needed to be tossed out or rewritten and then lose the other one. Of course, we can’t do that our agent told them, we’ll need to work around it to get it corrected. Then suddenly the addendum was resent, and the concerning line had been whited out. Two items I want to point out here that are especially important to remember. First, I want everyone to know that lenders are not Realtors and don’t understand the laws and rules we must abide by. So, even if they tell you to do something different than what has been done already, please ask Allen, Michelle, or myself for direction. The other item I want to go over is the use of Whiteout. It is a violation to use whiteout in any aspect of our business. Now I’m sure that this agent didn’t know that and was just trying to get what the lender wanted. Never ever use whiteout please.
Last item for the week. Next week we have a nationally recognized trainer coming in to introduce us all to Ninja Selling. This is a program designed around relationships in business. Although it is applicable to any relationship to a certain degree. We have been encouraging agents to attend and improve your relationship personally, and increase your business while doing it. I need to tell you that our most productive agents have signed up and are excited to attend. Not just to improve their business but to learn new relationship skills. I know that times may be a little difficult right now so the brokerage will work with you on the payment. The cost to you is a fraction of what this program really costs, and the brokerage will allow your cost to come out of your next commission. The cost is $400.00 and from the first commission after the program. The percentage works out to be less than 1/20th of $10,000. I feel it is one of the best investments you could make in yourself.
