It’s the last days of January and Winter is holding on, thank goodness. We need the rain and snow desperately. I hope that you have reached your goals for the month, and I’m sure that most have exceeded them. If not keep at it.
I have a few items to go over today I feel are important. In such an interesting market with agents jumping over each other for a deal it seems that we forget the basics. So, let's review some of them. On your data input form when you take a listing please have the seller initial each page. That way we know, and the seller understands all information in the listing and MLS is accurate. Even though the MLS has a disclaimer, don't rely on that to protect you or the client. It’s also important we remember that our clients are not in the business. Oftentimes they don’t know, what they don’t know. Case in point. Buyer when purchasing a home was told it is on piers as a foundation. Buyer says OK without understanding what that means. Now the buyer becomes the seller and when the seller is filling out the SPCD and it asks about soils the seller marks no on all of it. Of course, not understanding the piers are for soils issues. Buyer accepts and signs the SPCD’s. The buyer's agent finds out about the piers and cries foul. (Oh, by the way the inspector missed them) Seller must be hiding something because they lied about the piers. Seller never understood what piers were or what they did for the home. Didn’t know what he didn’t know. Please keep in mind items that are second nature for us to understand are not so easy for our clients. It’s our responsibility to keep our clients informed and ask questions when taking a listing so all information is complete.
