Tomorrow is May Day. Now I understand that most of you have no idea of what May Day is. Google it and see what it once was. I could braid the May pole like a champion, in a way only a few could match. By gone days of youth, but still sweet memories.
Not a lot of items to go over this week. In this crazy market it seems that agents are pressured to get deals done any way they can. Some have become highly creative and are most certainly in the gray area of business. It has been my experience when the market gets like this some agents wander off the tracks and begin to do stupid things. They do this believing that they have found the magic bullet no one else has ever thought of. So, they want to give buyers agents less than they are getting, while taking a reduced commission listing. Last time I checked that was called greed. The sad thing about this kind of behavior is the people doing it will be out of business within a year, and the good agents will be left to clean up the mess. I see agents list a property with a 2% BOC but feel Ok when the same agent picks up a check for 3% on the buyer’s side of a transaction. So, I wonder why that agent did not offer to give that 1% back to the seller? The point I want to make is this: Are we looking out for the best interest of the seller by offering a small BOC? It is our duty to protect the interests of our clients before our own. I fully support Red Rocks decision to make it mandatory to offer at the very least a 2.5% BOC. It is interesting to me that some agents feel the need to devalue our profession by selling themselves short. We all know who they are, just don’t let it be you.
Again, with this market I have seen on the MLS, agents posting in private remarks that no offer with an appraisal contingency will be entertained by the seller. I want to remind everyone, that could be on the border of discrimination. Please be careful about what you say and what you post, if you have questions please ask. Remember to stay in the professional circle of business. Act like a professional and you’ll be treated like one. Ok I’ll step off my soapbox.
